1. If by "ghost" you mean "the spirit of a dead person" then ghosts don't live anywhere. If the book you're looking for has a girl and a ghost, then you can say the ghost dwells in her house, or resides in her house, or perhaps haunts her house. Or, I guess, since the ghost was there first, you can say that the girl discovered that she's living in the ghost's house.

2. Unless you are looking for a board book, it is very unlikely that the picture book you want is only 10 pages long, or only 12 pages long. People just don't want to buy books of 10 or 12 pages for their kids! Also, picture books typically come with page counts as multiples of 8. What you mean to say is that the picture book is somewhere between 24 and 48 pages long. In fact, most of them are exactly 32 pages long.

I think of my houseghosts as living. They're not embodied anymore, but they aren't echoes either. They can interact with live people. We get along fine.

... but nobody else ever talks about that kind of situation, now that I think of it, so your description is probably more relevant for most needs.

Blind friends have told me not to worry about using the word "see" in regard to them. I imagine that if I knew any ghosts, they would similarly tell me not to worry about the word "live."
